TERMS AND CONDITIONS
By booking a stay at Villages at Briggs, you confirm that you are 18 years or older and agree to all policies, rules, and fees outlined below. Your reservation is subject to these terms, and you authorize Villages at Briggs to charge your card for any applicable fees or damages.

RESERVATIONS
By providing a credit or debit card at booking, you authorize Villages at Briggs to keep your card securely on file for the duration of your stay and for a reasonable period thereafter to process any additional charges related to your reservation. You agree that Villages at Briggs may charge your card for:
Rental charges for your reservation.
Actual costs for cleaning, repair, or replacement caused by damage, rule violations, or pet-related issues.
Applicable fees.
Utility or service charges for long-term stays, if applicable.
All charges will reflect actual costs incurred and you will be notified promptly of any charges applied to your card. By confirming your reservation, you consent to this authorization.
The person(s) or party registering is responsible for all charges and/or any damages to room, furnishings, fixtures, or property and agrees to reimburse Villages at Briggs by the credit card provided and also gives Villages at Briggs authorization to do so should damage occur. It is acknowledged that this policy agreement applies to the continuation of this party’s stay and covers all future reservations that may be created if their stay is extended.
The Guest acknowledges that they will personally occupy the property for the entire reservation period and will not pass along their reservation to anybody for any portion of the stay. Violation of these terms shall give Villages at Briggs the right to immediately remove the Guest, or any persons taking the place of the Guest, and cancel the reservation.
The rental party shall be limited to the number listed on the rental reservation. The maximum number of guests is limited to 2-4 people, depending on which Tiny Home is reserved. At all times during said rental period, the Guest agrees to have no more than 2 visitors at a time (including children). If more than the stated number of guests are found to be occupying the unit, without prior written permission, Villages at Briggs has the right to cancel your reservation.
Guests are asked to complete all checkout instructions and leave the unit in reasonable condition. Failure to complete checkout steps may result in additional charges on the card on file. Late check-outs will be charged a $50 fee, unless other arrangements have been made with Villages at Briggs staff prior to check-out time.
A $75 cleaning fee is applied to all reservations. Villages at Briggs reserves the right to charge additional cleaning fees should excessive cleaning be required. Reservations are non-refundable once a stay has begun. Fees are non-refundable.
LONG TERM STAYS (30+ DAYS)
Reservations for long term stays are only guaranteed through the period that the reservation is confirmed and paid for in full.
When available, the park host or reservation staff may work to block your unit from future reservations from other parties, should you communicate your need to stay for an extended period of time. Please note, this activity is done as a courtesy and not a guarantee of availability. If an extension reservation is made, it must be paid in full prior to the end of your current reservation.
For long-term reservations, each home’s electricity usage will be metered and billed separately on a monthly basis. Any late monthly payments on long term reservations will result in an initial $50 fee after 3 days past due, and an additional $50 every 3 days until paid.
WORKFORCE HOUSING NOTICE
Villages at Briggs is proud to provide accommodations to the traveling workforce in Briggs, TX and the surrounding area. Guests are responsible for making reservations and reservation extensions in increments that align with the possibility of work reassignments and project cancellations. No refunds will be issued for early departures due to job changes, reassignments, or cancellations.
MAINTENANCE & ENTRY
Please note that our staff members may enter the Tiny Homes, even if reserved by a guest, for maintenance, safety, security or for any other appropriate purpose. Our team members will knock and announce their presence before entering.

CANCELLATIONS
14+ days before arrival: 100% refund
7-13 days before arrival: 50% refund
Less than 7 days before arrival: No refund due.
DURING YOUR STAY
AC Settings: Please do not set AC lower than 70°F at any time. Failure to comply may damage the climate control system and will result in damage charged to your card on file. To help conserve energy, please adjust the thermostat to 78° when the house is empty for the day.
Smoking/Vaping: Smoking and/or vaping is not permitted inside the Tiny Home or 15 ft from homes. If any evidence of smoking is found, it will result in a fee of $1,000 charged to the card on file. All cigarette butts must be disposed of in the trash immediately.
Exterior: No items may be kept outside of the home at any time. Keep the area clean and always kept.
Fire Safety: Open flames are prohibited within the tiny home. BBQ grills are located throughout the park. Please do not use any personal grills outside of the Tiny Homes.
Plumbing: Refrain from flushing any sanitary products, wipes, paper towels, Q-tips, or “flushables”. Put all coffee grounds, food debris, grease, oils, and fat in the trash.
Supplies: Units are provided with a starter set of paper towels and toilet paper. Guests furnish their own supplies for the remainder of the stay.
Housekeeping: There are no housekeeping visits during stays. Guests are expected to keep the unit clean and launder their own towels.
Conduct: Guests and pets must not disturb, annoy, endanger (including through the use of fireworks), or unreasonably inconvenience neighbors.
PARKING & OCCUPANCY
Parking is permitted in front of the reserved Tiny Home for up to 2 vehicles.
The speed limit for the park is 10 MPH and is strictly enforced.
The park is designed as a one-way loop. Please follow this traffic flow.
Maximum 2 cars per home.
PETS
Pets must be disclosed upon booking. Maximum of 2 pets per unit.
Pet Fee (Nightly/Weekly): $25 per reservation.
Pet Fee (30+ days): $150 per reservation.
Pets may only frequent the designated dog park area. Owners must pick up after their pets every time or face additional fees.
No aggressive pets allowed. Pets must be leashed at all times when outside.
PROPERTY RULES
Guests under 16 must be supervised at all times, including in the clubhouse or amenity areas.
Smoke Alarms: Tampering with smoke alarms will result in a $500 fee.
Illegal Substances: Possession or use of illegal controlled substances is prohibited and may result in being asked to leave without a refund.
Soliciting: No soliciting is allowed on the property.
LIABILITY AND GUEST RESPONSIBILITY
Guests use the property and amenities at their own risk. Villages at Briggs is not responsible for accidents, injuries, theft, or loss of personal belongings. All valuables should be secured.
PERSONAL ITEMS LEFT BEHIND
Villages at Briggs is not responsible for forgotten items. We can arrange shipping at the guest’s expense (handling + postage). Items not claimed within a reasonable period may be donated or disposed of.
